A lending lookup tool your agent can call. Named lenders and programs by industry and state, each state's brokering rules, and a next-best option after every decline.
find_lenders returns institutions and programs for an industry, filtered by state and product, ranked cheapest-suitable first for the profile you give it in bands. Every row carries its source URL.
industry_overview gives the ease tier, who serves and who restricts the industry, SBA eligibility, the best first route and the fallback when everything declines.
estimate_match turns categorical answers into program types with plain descriptions and typical ranges. An estimated match, not an offer.
state_rules states each lane's status, the rule, the gate and the open counsel questions. New York, New Jersey, Connecticut, Pennsylvania, Massachusetts and Florida researched; the rest return the general notes.
next_best_option is the decline-with-dignity waterfall: cheapest for the owner first, down to free nonprofit credit counseling. There is always a next rung.
report_outcome adds a decision in bands; lender_stats returns approval rate, funded rate and days to decision per lender, shown only at five or more outcomes. Report yours to unlock cells early.

I run a kosher bakery in Lakewood, three years in, about $40k a month in deposits. Who would even look at us?
Food manufacturing and bakeries is an A-tier industry. In New Jersey the first route is usually equipment finance for ovens and a bank or SBA line once you have two years of statements, which you do. Here are six named programs, cheapest first, with the lender's own page for each. None of this is an offer; the lender decides after reviewing your documents.
If a bank declines on collateral, the next rung is equipment finance where the oven secures itself, then an unsecured term loan. A revenue-based advance is a purchase of future sales, not a loan; it comes last, with its full cost shown.
Industry, state, time in business, monthly deposits band, owner credit band. Never a name, a number, a statement or an amount.
Ranked cheapest-suitable first: banks, SBA lenders and credit unions, then CDFIs, then specialists and fintechs, adjusted for the bands given.
The tool hands over the lender's own page. It takes no application and arranges nothing.
Approved, declined or funded, with days to decision. Everyone's statistics get better; nobody's data gets shared.
